UPCOMING DEVELOPMENTS AT ORCHARD ROAD

1. ION ORCHARD

ION Orchard

Orhard Road has been quiet and stable for more than a decade in terms of retail building development since the completion of Ngee Ann City in early 1990s. No development has been launched since. Now Orchard Road has been active and buoyant again after Orchard Turn Development announced its ION Orhard development followed by announcement by Far East Consulting on Orchard Central development in July 2007.

Orchard Turn Development is a joint venture of CapitaLand and Sun Hung Kai Properties from Hong Kong.

ION Orchard is a flagship development of Orchard Turn Development on a last piece of land along Orchard Road above the Orchard MRT. The land is on 99 years lease. The construction cost of the development is S$700 million.

ION Orchard also means "I on Orchard" giving the visitor a sense of belonging and vibrancy of shopping at Orchard Road especially in ION Orchard. ION Orchard is set by Orchard Turn Development to be "centre of gravity" which attract visitors fro all over the world.

ION Orchard is designed by Benoy. Its futuristic architecture has won 2 prestigious awards i.e. "Best Retail Development over 20,000 m2" and "Best Architectural Entry" at British real estate periodical Estate Gazzette EG Retail & Future Project Awards.

There are 2 components i.e. ION Orchard and Orchard Residence. ION Orchard will be a shopping mall whereas Orchard Residence a high rise condominium. Both will be built together at the same time.

Orchard Residence is 218 m high making it the tallest building along Orchard Road. It has 176 units including 4 penthouses. the condominium starts at 9th floor and ends at 54th floor.

After completion, ION Orchard will have 441,700 square feet gross floor area and 663,000 retail space. Based on these figures, ION Orchard is larger than Ngee Ann City.

ION Orchard is designed basing a futuristic concept. It has some unique features and new ideas which will definitely attract visitors from all places.

Firstly, ION Orchard will have a media facade on its 117m frontage. It is a multi-sensory canvas media wall. ION Orchard will employ media architecture to cover its entrance facade. This screen will showcase the related brands. It will be a platform where live global events and multimedia events can be telecast.

ION2 will be the world largest sheltered public square. It spans 33,000 square feet. Some 200,000 pedestrians are within its immediate vicinity daily.

ION Art will be a exhibition gallery located at 4th floor of shopping mall. With an area of 5,300 square feet, it will be a place for exhibition of exclusive arts and cultural events. Orchard Turn Development will collaborate with the National Art Council, DesignSingapore Council and Singapore Tourism Board  for those events.

ION Sky, an observation deck will be located at 55th and 56th floor (218m). It will have a panoramic view of Orchard Road and surrounding areas. It is ideal for runway shows, product launches, celebrity and theme parties.

ION Orchard will have 650 lots of carpark inclusive of carpark for handicappeds at 4th to 8th floor.

ION Orchard will have 660,000 square feet lettable area which can accommodate 400 retail outlets. Now ION Orchard already has 6 flagship stores i.e. Cartier, Christian Dior, Dolce & Galbana, Giorgio Armani, Louis Vuitton and Prada.

To quote Ms Soon Su Lin, CEO of Orchard Turn Development, "The name resonates a high level of energy, dynamism and magnetism, characteristics of an ion, an electrically charged particle. This is in line with its vision to become the centre of gravity in the city's premier shopping district".

When the vision comes true in early 2009, ION Orchard will display a new level of retail experience to Singaporeans and foreign visitors.

2. Orchard Central

Orchard Central

Orchard Central is another big development at Orchard Road beside ION Orchard. Different from ION Orchard, Orchard Central is a pure retail building. Developed by Far East Organization, it is based on futuristic concept of "out of box" shop space. After completion, it will be Singapore first "vertical mall" of 11 storey above ground plus 2 basement levels.

Located next to Somerset MRT, Orchard Central has some state-of-the-art features.

Orchard Central has food haven at the highest point. Visitors may find specialty restaurants which serve international cuisines. Customers will have a choice of indoor and outdoor dining.

It has a 160 m long Orchard Road frontage. Conventional foyer will be eliminated. Visitors and shoppers may walk into the Orchard Central from the street.

There will be no anchor tenants like department stores, supermarkets or cinemas. It however, offers creative store formats like underground shops, ramp shops, duplex units and suspended shops.

It has 3 open air balconies overlooking Orchard Road. These will be slated for outdoor seating for F&B outlets.

Orchard Central has exceptional high 7m headroom at level 1, 4 and 7. They are designed as common area for gathering and social activity.

The most striking feature will be its 11 storey high "faceted membrane" wall functioning as massive media wall. It is designed to be symbolized feature at the junction between Orchard Road and Killiney Road. It will create aural and visual vibrancy to Orchard Road. Eventually, it will become a distinctive landmark where people will talk about and meet each other.

Orchard Central targets its patrons at mid and mi-high market. The residents within a radius of 1 km will be its clienteles beside visitors from the whole Singapore and foreign countries.

Among the facilities provided by Orchard Central are 42 escalators and 6 express lifts serving the whole building. Orchard Central will be linked to Phoenix Hotel by a 400m URA commissioned Discovery Walk. Of course, there will be link to Somerset MRT station. Ng Teng Fong, nicknamed "King of Orchard Road", put up more buildings than anyone else. He first ran a grocery shop. When his business failed, he became a bicycle repair man. He accumulated enough money to venture into property. His company was Far East Organization which is still a developer giant in Singapore today.

Sultan of Brunei was the richest man in the world. He owned Royal Holiday Inn, Hyatt Regency and Ming Court.

CK Tang was a small salesman bringing with him a tin case from house to house. He owned Dynasty Hotel and CK Tang.
